As usual, I will continue to keep you informed during the virus outbreak so that you know how this is affecting our local real estate market. (Surprisingly: Volume is up from last month! And last year!)
There are a few new rules to play by. For starters, California real estate agents are currently being prevented from holding broker tours or open houses so we are going to be relying even more heavily on technology. It is standard practice for me to provide high resolution images and walk through videos for my listings—as well as a full disclosure package available digitally. This helps buyers make informed decisions even when they may not be able to see the property in person. (Now more than ever it is so important to disclose the good, the bad and the ugly. No home is perfect. Buyers know that. It is always possible to find a buyer out there for every property. Don’t try to hide things, only to invite a lawsuit later.)
Another new rule for California real estate: There are currently no showings allowed in occupied homes. So if you have your home on the market, or are considering putting your home on the market, it must be vacant if you want people to be able to see it. This is a good rule of thumb even if we aren’t in the middle of a pandemic. The easier it is to see, the easier it is to sell.

The table below shows the detached home sales for select cities in Coachella Valley for the month of March 2020.
The final sales prices for these six towns ranged from a low of $220,000 at 3293 North Mica in Palm Springs, to a high of $4,000,000 for 77600 Avenida Fernando in La Quinta.
