It’s a great time to be a seller in Palm Desert Country Club!
The chart below shows the home sales activity in the neighborhood for the month of March 2021 (and the preceding 12 months for comparison).
The final selling prices for the month of March ranged from a low of $240,000 for 42505 Wisconsin Avenue to an inexplicable high of $575,000 at 43631 Tennessee Avenue. The original asking price of 43631 Tennessee was $469,000 and for some reason the buyer offered an astronomical amount for the property. The buyer of 43631 Tennessee Avenue is an agent out of LA (unwisely?) representing himself in the transaction. He paid cash and there was no appraisal.
It should be interesting to see what happens if/when he goes to sell when the construction breaks ground on the 69 condos just on the other side of the back fence. I bet no one told him about that. (Or what homes typically sell for in the neighborhood.)
