As you see in the charts below the average home sales prices in Marin County, California are right around where they were in 2004.  The volume is staying on track with last year, 2010.  Homes that are priced to garner the interests of buyers are getting multiple offers and moving quickly.  Those that are presented in tatters and priced for yesteryear are languishing painfully.

So, as usual, the moral of the story is:  Buyers want VALUE.  And they don’t want to try to figure out how they are going to come up with the money to fix the things that the seller has let into a state of disrepair.  When you put your home on the market, you are literally inviting the entire world in.  Present it that way.
